Are you thinking about selling your home? A field test by realestate.com.au put popular scents to the test with prospective home buyers to test which scents made the most impact on the perceived value of a home.
44 Participants were divided into scent groups and asked to estimate the value of a home with a price guide of $700,000-$850,000.
- Baked Bread
- Smelly Socks
- Roast Chicken
Surprisingly, citrus was the scent most likely to persuade home buyers to pay up. A subtle whiff of citrus could add tens of thousands of dollars to the price a buyer was prepared to pay! A home with citrus scents was estimated to be worth $850,250. But when tested with a lingering air of smelly socks, the same homes value plummeted down to only $743,750!
The smell of brownies was the next most popular scent, inducing an estimate of $821,250. Bread, being the second runner up, brought in an estimate of $808,750.
Average Property Estimates:
Baked Bread: $808,750
Roast Chicken: $749,500
Smelly Socks: $743,750
